Built primarily in the 2000s, Sullivan Farms features traditional single-family homes in the 2,000–3,500 square foot range on well-maintained lots. The landscaping is mature, the streets are quiet, and the community feels settled. A community pool and playground serve as gathering spots, and the neighborhood's relatively modest HOA fees keep carrying costs reasonable. Location is a genuine strength. Situated off Columbia Avenue (Highway 31) on the south side of Franklin, Sullivan Farms is close to Carnton, the Eastern Flank Battlefield Park, and the growing Berry Farms corridor. Downtown Franklin is 10 minutes away, and I-65 access is convenient for commuting. Sullivan Farms is popular with families relocating from out of state who want a Williamson County address without the master-planned community premium. The tradeoff is modest amenities and a more conventional suburban feel compared to communities with resort-style pools and trail systems.
Berry Farms is the Southern Gateway to Franklin — a massive master-planned community at the I-65/Peytonsville Road interchange that's transforming what was once rolling farmland into one of Williamson County's most dynamic neighborhoods. Developed by Boyle Investment Company, Berry Farms combines residential, retail, and commercial space in a way that few Franklin communities can match. The real differentiator here is the Berry Farms Town Center. Unlike communities where you have to drive to Cool Springs for everyday needs, Berry Farms has built retail, restaurants, and services right into the neighborhood. The mixed-use approach means this community will only get more convenient as build-out continues. Residential options range from townhomes and cottages to estate homes, with prices starting in the $700s and climbing well past $2 million for custom builds. Multiple builders contribute to architectural diversity. The community is still actively building, which means you can get new construction — but also that some areas are still raw. Berry Farms is strategically located. Two minutes to I-840, five minutes to Cool Springs, 10 minutes to downtown Franklin, 20 minutes to Nashville, and 30 minutes to the airport. For commuters, it's hard to beat. The Natchez Trace Parkway is also nearby, giving residents quick access to one of Middle Tennessee's most scenic drives.
Lockwood Glen is a newer community in south Franklin that blends single-family homes, townhomes, and condos in a thoughtfully designed package. Tollgate Village is Thompson's Station's premier mixed-use master-planned community.
